Case Studies

Semi-commercial title split

A client approached us about a semi-commercial property that was in the process of having the title split to separate the commercial element from the residential. Despite the recent letting of the commercial element on a new 10-year lease, we were able to arrange commercial finance at 70% LTV and a separate 75% LTV HMO mortgage for the residential element, giving the client a far better overall rate than they would have done on a semi-commercial basis. Bed & Breakfast purchase

Our clients wanted to fulfil their long-term ambition of purchasing and running a seaside Bed & Breakfast. With a deposit from the sale of the clients’ current home, a strong business plan and trading accounts from the business being purchased, we were able to work with one of our commercial lenders to arrange a bespoke repayment mortgage up until our clients’ chosen retirement age in much later life, plus a relationship manager to provide them with ongoing support. Complex sale to family members

With parents wishing to downside their portfolio, their two sons came to us looking to purchase 6 of their houses and 2 flats. This was classed as a commercial unit as the properties were all under one freehold. The purchase involved a gifted equity as well as the combination of houses and flats, which is problematic for many lenders, but we found a specialist lender that was comfortable with the sale and the sons were able to purchase at full market value with a loan size of £2,000,000.
